Terms of Service

Please read these terms carefully before purchasing any service. By booking a visit, purchasing a Scout Pack, or engaging the Full Advocate service, you confirm you have read, understood, and agree to these Terms of Service in full.

1. Parties

"VerifyLisbon" (referred to as "we", "us", "our") is a property scouting service operated in Lisbon, Portugal.

"Client" (referred to as "you", "your") is the individual or entity purchasing or using our services.

2. Services offered

VerifyLisbon provides the following services:

2.1 The Single Look — €150 per visit

One in-person property visit by a VerifyLisbon scout. Includes HD video walkthrough, written Truth Report with scores, damp/noise/light check, and factual assessment. Standard turnaround 48–72 hours from confirmed booking.

2.2 The Scout Pack — €500

Four property visits with the same deliverables as The Single Look, plus a Neighbourhood Vibe Check video and commute verification. Valid for 5 years from the date of purchase. Visits may be used across multiple properties and multiple search periods. Scout Packs are strictly non-refundable once purchased.

2.3 Priority Visit Add-on — +€50 per visit

Upgrades the standard 48–72h turnaround to a 24–48h visit window. Availability is not guaranteed and is subject to scout scheduling. Priority is confirmed at time of booking.

2.4 Full Advocate — Advocate Essential (50% of 1st month's rent)

Includes 3 property visits plus landlord communication, deposit and terms negotiation, lease clause walkthrough in plain language, final handover inspection, and damage documentation. This service requires the purchase of the Full Advocate package before any negotiation or representation activity is initiated. Scout visit packages alone do not include representation. Fee is a success fee payable upon signing of the lease agreement. Minimum fee €1,000 excl. VAT. Additional visits beyond the 3 included are charged at €150 each.

2.5 Full Advocate — Advocate Premium (100% of 1st month's rent)

Everything in Advocate Essential, plus: active property search, daily listing monitoring, curated shortlist delivery, NIF and bank account referral support, and utility and internet setup guidance. Includes 6 property visits. Fee is a success fee payable upon signing of the lease agreement. Minimum fee €2,000 excl. VAT. Additional visits beyond the 6 included are charged at €150 each. Minimum fee €1,000 excl. VAT. Additional visits beyond the 3 included are charged at €150 each.

Important: VerifyLisbon is a property scouting and consultancy service. We do not provide legal, tax, or formal real estate mediation services. Nothing in these terms or our services constitutes legal advice. Clients are advised to seek independent legal counsel before signing any lease agreement.

3. Booking and payment

3.1 Booking confirmation

A booking is confirmed only upon receipt of full payment (or agreed upfront deposit for Full Advocate packages). We will confirm your booking by email or WhatsApp within 24 hours of payment.

3.2 Payment methods

We accept: bank transfer (IBAN), Revolut, PayPal, Bitcoin (BTC), Ethereum (ETH), and USDC. Payment instructions will be provided upon booking.

3.3 Full Advocate payment terms

A 50% non-refundable deposit is required upfront before any Full Advocate work begins. This deposit is deducted from the total fee. The remaining 50% balance is payable within 5 business days of lease signing. The deposit is non-refundable regardless of outcome. Total fees are subject to a minimum of €1,000 (Advocate Essential, includes 3 property visits) or €2,000 (Advocate Premium, includes 6 property visits), excluding VAT. Additional visits beyond the included allocation are charged at €150 per visit.

3.4 Surcharges

4. Refund and cancellation policy

4.1 Single Look

Cancellations made more than 24 hours before the scheduled visit will receive a full refund. Cancellations within 24 hours of the scheduled visit are non-refundable.

4.2 Scout Pack

Scout Packs are non-refundable under any circumstances once purchased. Unused visits remain valid for 5 years from purchase date and may be transferred to a different property at any time within that period.

4.3 Full Advocate packages

The 50% upfront deposit is non-refundable if the client withdraws from the process after we have initiated search, visits, or landlord communications. If VerifyLisbon fails to deliver the contracted services, the upfront deposit will be refunded in full.

4.4 Force majeure

If a visit cannot proceed due to circumstances beyond our control (property access denied, landlord cancellation, etc.) we will reschedule at no charge or issue a full credit.

5. Scope and limitations of service

5.1 Point-in-time assessment

All VerifyLisbon reports represent an assessment of the property at the time and date of visit only. Conditions may change after the visit.

5.2 Known limitations

Our scouts may be unable to assess the following during a standard visit, and our reports will note when these limitations apply:

5.3 No guarantee of outcome

VerifyLisbon does not guarantee that a client will successfully rent a specific property. Our services improve your ability to make an informed decision, but rental outcomes are subject to landlord decisions, market conditions, and factors outside our control.

6. Limitation of liability

To the maximum extent permitted by Portuguese law, VerifyLisbon's total liability to any client for any claim arising from our services shall not exceed the total fees paid by that client for the specific service in question.

VerifyLisbon shall not be liable for: indirect, consequential, or economic losses; losses arising from conditions not observable at the time of visit; decisions made by the client in reliance on our reports; or the conduct of any third party (landlords, agents, lawyers, or referral partners).

Nothing in these terms limits liability for fraud, gross negligence, or any matter that cannot be excluded under Portuguese law.

8. Intellectual property

All videos, reports, photographs, and written assessments produced by VerifyLisbon remain our intellectual property. They are licensed to you for personal use in making your rental decision. You may not publish, redistribute, or sell our reports without written consent.

9. Data protection

We process your personal data in accordance with our Privacy Policy and the EU General Data Protection Regulation (GDPR) as implemented in Portuguese law (Lei n.º 58/2019). By using our services you confirm you have read the Privacy Policy.

10. Complaints

We are committed to resolving complaints fairly and promptly. If you are dissatisfied with our service, please contact us at [email protected] within 14 days of receiving your report. We will respond within 5 business days.

As required by Portuguese consumer law, a Livro de Reclamações (complaints book) is available upon request.

11. Governing law and jurisdiction

These Terms of Service are governed by the laws of Portugal. Any disputes shall be subject to the exclusive jurisdiction of the courts of Lisbon, Portugal, except where mandatory consumer protection laws of your country of residence provide otherwise.

12. Changes to these terms

We may update these Terms of Service at any time. The current version will always be published at this URL. Continued use of our services after an update constitutes acceptance of the revised terms. For ongoing Full Advocate engagements, material changes will be communicated directly.

13. Entire agreement

These Terms of Service, together with our Privacy Policy and any specific written agreement or invoice, constitute the entire agreement between VerifyLisbon and the client regarding the services described.
